Legal Update II (2026–2027) is a required continuing education course designed to keep Texas real estate license holders informed, compliant, and prepared for today’s evolving legal and regulatory landscape. This course focuses on real-world legal issues that directly impact daily brokerage practice, with practical guidance drawn from current TREC rules, statutes, and enforcement trends.

Throughout the course, students will review professional competency requirements, agency relationships, advertising rules, and the proper use of unlicensed assistants. The course also explores emerging topics such as artificial intelligence in real estate, including risks, ethical considerations, fair housing concerns, and liability when AI tools are used improperly.

License holders will gain a clearer understanding of how TREC enforces the rules, the complaint investigation process, common violations, and disciplinary consequences—using real case examples to highlight costly mistakes. The course also provides important insight into representing military veterans and service members, including VA loan basics and Texas Veterans Land Board loan programs.

Legal Update II emphasizes accountability, professionalism, and consumer protection, helping license holders reduce risk, avoid violations, and strengthen their practice. This course satisfies TREC’s Legal Update II requirement and is essential for staying current, compliant, and confident as a Texas real estate professional.
